As with buying property anywhere else in the world, there are some additional costs you should bear in mind when setting your budget. It is impossible to be exact, but the following should give you an approximate guideline.

Property Transfer Tax (Stamp Duty) 3% of purchase price (in reality, this is usually less than 3%, as it is based on the prevailing municipal valuation, which is usually less than the current market value).
Estate agent’s buyer’s commission 3% of purchase price
Legal fees (budget only) £500
Notary/translation fees (budget only) £500
Transfer of utilities £400 - £500
Engineer’s report Variable depending on size and scope of property
Buildings/earthquake insurance (compulsory) Variable - based on property value
